The demand for landed homes with large liveable space has been on the rise as a result of Covid-19 and even after the lifting of social distancing measures and work arrangements, the demand for space has not waned. With conventional landed homes prices breaking the roof ($1m gain over 1-2 years period), many buyers have turned their attention to strata landed homes instead, therefore also resulting in growth in price. In fact I doubt that prices will fall anytime soon or I'd say that it is quite unlikely that prices will fall. Even for strata landed homes further north in Sembawang area, we have also seen healthy transactions volume and price increase.
Given that you are also a seller, if you are aware that your unit is in high demand, will you plan to sell low? Without a doubt, early movers for landed homes are sitting on handsome returns now but we can say that they have taken their opportunities back then in order to be able to enjoy the great returns in current market.
Whether you should enter the market now or not will really depends on what your priorities are. If space is something you require as well as the location in the north that you are looking at over the potential profits you stand to gain from eventual sale, then go for it (you may still be making a profit from eventual sale but may not be the best of returns).
